As I’m sure you’ve already heard, the Australian Government have unveiled its very enticing HomeBuilder package. The scheme offers $25,000 for individuals or couples to upgrade/ renovate or build their dream homes.
Since the announcement, we’ve had many questions and calls regarding if a roof replacement can be included within a prospective home renovation.
The answer to this is YES!
New roof replacements fall under the requirement where “renovations need to improve the safety of your home.” If you’re living under a roof with rusty screws, problematic battens, poor insulation, old shingle tiles or want to add an extension or external facelift to your home – now is the time to upgrade!

Contractor Requirements
Should you meet the renovations criteria (which we outline further below), there are still a few requirements regarding building contracts that need addressing. One of these requirements describes that all works need to be conducted by a registered or licensed builder (not your favourite uncle or extended family member offering a helping hand).
This is to avoid contractors, and business’s bumping up the project costs just so individuals can access the grant (as it’s a requirement for renovations to be worth a minimum of $150,000)

However, when you take into consideration several renovation costs within your home – whether it is a kitchen, bathroom, living room or roof replacement … the prices add up.
Rough Roof Replacement Estimate
To gauge a VERY rough roof replacement cost for your renovation plans, it’s safe to estimate around $25,000 – $30,000.
However, this is depending on your home’s individual requirements including:
- Batten quality and replacement
- Re-roofing
- House size
- Insulation installation

Your Eligibility:
Taxable Income Requirements:
- You need to be an adult Australian citizen with a taxable income less than $125,000 a year. If you live with your partner, your combined income has to be less than $200,000 per year
Scheme Availability:
- Before the end of the year, you need to enter a contract to renovate your main place of residence, with construction to begin within three months of the contract date (no investment properties)
Minimum Renovation Spend:
- For renovations, you need to spend between $150,000 and $750,000 of your own money, and the house you’re renovating must be valued at less than $1.5 million prior to renovations
Renovation Restrictions:
- Renovations need to improve the accessibility, safety or liveability of the home and don’t include external work like swimming pools, tennis courts and sheds
